Letting your property

Our Letting Agents’ and Property Management fees.  Properly are members of ARLA, and adhere to their code of conduct.  We are also covered by ARLA’s comprehensive client money protection scheme.  As well as our agency fee, there may be other costs and charges from time to time.  You can see these in more detail here.

9.6% inc. VAT (8% plus VAT)

We will market your property and provide the following:

  • High quality property details including professional photography and floorplans
  • Your property marketed on Rightmove, Zoopla, Prime Location, On the Market and to our database
  • A weekly vendor call to discuss marketing and feedback
  • Undertake tenant referencing and right-to-rent checks on your behalf
  • New tenancy agreement created (no extra cost) for all parties
  • Arrange an inventory and check-in
  • Collect the first months rent ahead of move in


14.4% inc. VAT (12% plus VAT)

As with Properly Basic, plus we will also:

  • Collect rent every month and transfer to you
  • Register your tenant's deposit with a government-backed scheme
  • Deal with any end of tenancy deductions or negotiations
  • Provide monthly and annual statements of account
  • Pay regular outgoings on your behalf from rent received, e.g. service charge and ground rent (but not insurance)
  • Arrange and renew all necessary certification to ensure you remain compliant
  • Provide advice on rental arrears if required


18% inc. VAT (15% plus VAT)

As with Properly Professional, plus we will also:

  • Be responsible for all communication with your tenants and the day to day management of your property
  • Organise and action any ongoing maintenance or repairs
  • Serve legal notices on your behalf (section 21 and 8)
  • Undertake two property inspections every year
  • Arrange the change of of utility bills, including any void periods
  • Arrange to pay any overseas landlord tax due to the HMRC
  • Hold a set of management keys and make these available to contractors for maintenance
